After more than five years of hard work, these groups were able to pass a bill known as the Tennessee Home Protection Act of 2006.
The law, effective on January 1, 2007, applies only to high-cost home loans. Practices that will be prohibited include limitations on refinance, balloon payments, negative amortization, and default payments. The law will not apply to open lines of credit, purchase money mortgages, and loans guaranteed or sold to FHA, VA, or THDA.
